First Businesses Announced for Massive New Katy Retail Center

Developer NewQuest announced businesses coming to a new 165-acre project in Katy that will bring shopping and entertainment.

Texas Heritage Marketplace is an 8000,000 square feet regional development under construction in Waller County at the southeast junction of I-10 and Texas Heritage Parkway. This is another major development coming to Katy’s fast-growing west side and will be near Katy area neighborhoods like Jordan Ranch.

The developer NewQuest and the Katy Area Economic Development Council announced the first tenants for the 165-acre project that will bring shopping and entertainment to Katy families.

 

"We're being highly selective about the tenants who will co-exist in the green space. They ultimately share a common bond, which is to encourage people to stay longer and return frequently," says David Meyers, managing director of leasing and development partner for Houston-based NewQuest.


Escalante’s (5,005 square feet,) Tony C’s (4,900 square feet,) Aji Izakaya (2,800 square feet,) and Kilwin’s (1,400 square feet) are all in talks along with top-tier retailers and restaurants.

 

Texas Heritage Marketplace will be Escalante’s eighth location the greater Houston area.

 

Tony C's pizza and beer garden is an Austin-based premium sports bar and grill. The chain, founded in Boston, is named after Tony Conigliaro, a Red Sox legend and Massachusetts native.

 

The nearly 5-acres of green space will be positioned close to two anchoring businesses that will be Target and EoS Fitness. Encircling the green space will be 39,811 square feet of premium retail space which is either signed or in negotiations with retailers.

"We want to raise the bar on green space concepts. We envision a mix of inviting dining concepts and spa- or fitness-related brands to play off the entire project's lifestyle component," says Bob Conwell, the NewQuest senior vice president who's leading the preleasing charge.

 

At the retail destination is a large Heritage oak tree that NewQuest rescued from the highway’s path during construction. There will also be a water feature and native plants.

 

Two other anchors are expected to sign. Target is expected to open in October 2026.

 

Once Texas Heritage Marketplace is fully opened, it is expected to generate four million visits per year.

 

As Katy continues to grow, especially in the west side, more businesses and residential developments are becoming available to support the community. Katy ISD also continues to grow in their northwest quadrant and are opening two new elementary schools this academic year to support that area.
